I'm Nick Daniel. I manage a $7.5M commercial portfolio in Greenwood Village — two Class B office buildings, 85 suites, $75,000+ in monthly rent. Before this I spent nine years in commercial construction, so I know what good work costs and what corners look like when they've been cut.

I spent three years running commercial construction sites and six as a project manager before I started managing property. When a contractor hands me a bid, I can take it apart line by line, because I used to write them. That background changes how I manage: I don't approve work I don't understand, and I don't pay for scope I can't verify. I'm PMI-certified and currently pursuing my PMP and a BICSI RCDD in structured cabling design.

That growth at 5650 came from rebuilding the leasing pipeline suite by suite. No leasing team, no broker package — every showing, every negotiation, every signature was mine.

The work between the leases matters just as much — permitting, fire and life-safety, and the building systems tenants never think about until they fail. When a problem sits at the intersection of construction and technology, I fix it instead of hiring around it. The projects below show what that looks like in practice.

Staircase System Replacement

Removed and replaced all three metal staircases at 5650 Greenwood Terrace. Managed the full project from engineered structural drawings through South Metro Fire permitting and sign-off.

HVAC System Overhaul

Replaced six water-source heat pumps throughout 5650 — all original 1990s units operating well past service life. Added a new booster pump to the boiler system and upgraded mercury thermostats building-wide.

Roof Section Replacement

Full reroof of the north stairwell section at 5600 Denver Building, with perimeter edge repairs along the roofline. Scoped, bid, and managed through Integrity Pro Roofing.

Window & Envelope

Replaced a failed window bank spanning 225 Wing East, emergency glass replacement at Unit 142, and recaulked 12 perimeter windows at Unit 116 for air and water sealing.

Building Systems Modernization

Designed and installed cloud-managed networking, door access control, and intercom infrastructure across both buildings. Replaced the fire panel sync module at 5600.

Site Improvements

New river rock installation around the retention pond, regrade and erosion control at 5650, concrete trip-hazard remediation, and LED fixture upgrades across both parking areas and common spaces.
