Greenwood Village, Colorado

I've built buildings.
Now I run them.

I'm Nick Daniel. I manage a $7.5M commercial portfolio in Greenwood Village — two Class B office buildings, 85 suites, $75,000+ in monthly rent. Before this I spent nine years in commercial construction, so I know what good work costs and what corners look like when they've been cut.

What I Handle

Everything a commercial building needs, from lease negotiation to boiler compliance. One person, accountable for all of it.

Leasing & Tenant Relations

I took 5650 from 42% to 76% occupancy in two years — no broker, every deal mine. At 5600, I negotiate stepped commercial leases: BOMA measurement, load factors, TI amortization.

Maintenance & Vendor Coordination

Nine years in construction means I can read a scope, question a bid, and check the finished work myself — not someone who just passes the invoice along.

Tenant Improvement Projects

I've scoped and managed over $170,000 in capital projects across both buildings since 2024 — structural, mechanical, envelope, and infrastructure. Your TI work gets a former project manager on it from scope to punch list.

Financial Reporting

Monthly statements you can read without a phone call to decode them. Rent roll, expenses, and occupancy in plain numbers, on time.

Owner Communication

You don't have to translate between your property manager and your contractors — I speak both languages. When you call, you get the person who walked the building that morning.

On-Site Presence

I'm in both buildings every week. Small problems get seen while they're still small, and tenants know my face, not a ticket number.

The person you hire is the person who shows up.

I spent three years running commercial construction sites and six as a project manager before I started managing property. When a contractor hands me a bid, I can take it apart line by line, because I used to write them. That background changes how I manage: I don't approve work I don't understand, and I don't pay for scope I can't verify. I'm PMI-certified and currently pursuing my PMP and a BICSI RCDD in structured cabling design.

The numbers are the record.

5600 Denver Building
96% Occupied

22/23 Suites Leased
$45,735 Monthly Rent
$4.27M Assessed Value
5650 Greenwood Terrace
42% 76% Occupancy (2 years)
47/62 Suites Leased
$29,689 Monthly Rent
$3.30M Assessed Value

That growth at 5650 came from rebuilding the leasing pipeline suite by suite. No leasing team, no broker package — every showing, every negotiation, every signature was mine.

The work between the leases matters just as much — permitting, fire and life-safety, and the building systems tenants never think about until they fail. When a problem sits at the intersection of construction and technology, I fix it instead of hiring around it. The projects below show what that looks like in practice.

  • PMI-certified (CAPM), PMP in progress — nine years in commercial construction, three running sites and six managing projects
  • Leased a mostly vacant building back to health in two years, with every deal underwritten in-house
  • Fire and life-safety permitting with South Metro Fire Rescue, including staircase and fire panel work across both buildings
  • One person, full accountability — I write the budget, negotiate the contract, and answer for the outcome
